Non-Producing Mineral Rights

Minerals with no wells are not worthless, but their value depends almost entirely on where they sit relative to activity.

Location does most of the work

A non-producing tract inside an active Delaware Basin corridor is viewed very differently from a non-producing tract two counties away from the nearest permit. The rock, existing permits, and nearby operators drive the conversation more than acreage alone.

Leased but not drilled

If you signed a lease and received a bonus but no well was drilled, the lease may expire on its own terms. Knowing the lease date and primary term helps a reviewer understand what you actually control today.

Honest expectations

In quieter parts of Arizona, Nevada, and rural Utah, there may be no realistic market at a given moment. We would rather tell you that than keep you waiting on a call that never comes.
